On tonight's WIN TV Local news for Central/North West Victoria it was announced that the Loddon Shire is planning to re-open the Bridgewater Caravan Park.
The budget dedicated to the refurbishment of the van park is apparently $3million - with the remainder being to develop "other facilities" to overcome the objections of locals to the caravan park being redeveloped.
Given our "hypothetical caravan park" thread drawing out all our thoughts - I guess we need to make sure we can get a huge sum of money to either buy or refurbish an existing park - and probably a considerably larger amount to begin from scratch. There would need to be a considerable, confirmed cashflow to service a mortgage of that magnitude.
I wonder what "facilities" the Bridgewater Van Park will provide ... and at what tariff.

Friends have just bought the leasehold on a CP in Seymour, Vic, - The Highland. Apparently been let go a bit, but they aim to bring the standard up to scratch. They took over the Buronga Caravan Park several years ago, and worked extremely hard to help it get to where it is today - they did a wonderful job, so I know they will put their all into this one. Will see them when we get back to the mainland, and have a better idea of what it is like then.

I hope the locals rates don't go up to service a $3million dollar loan for a caravan park . Hope they are going to relocate it away from where the old one was.We stared in the park for a few days ,right on the river beaut relaxed park very old but the type of park you could tell was loved by the locals.A lot of locals had permenant van set up,as it is good fishing from the river.
I hope they get a better manager as we had a lot of problems with her after the 2010 floods.
There was a difference in accounting to her numbers staying in the park and ours and at 10 one night she knocked on the doors of the volunteers in the park and told them to be out by 7:00 in the morning,
All the volunteers were moved to the oval where there was very limited power and then she complained to the council that we were camped at the oval.
I know a lot of volunteers left soon after when we opened a site at Charlton where we were very welcome and had lots of support from the local community.
I know she was not very liked in the town so would be interesting to see if she is still there and if her attitude has changed.

My opinion of "difficult" managers or owners of caravan parks, is that they have been there too long - they get maxed out with dealing with people, sometimes difficult and demanding. I know this from experience from my friends who have now been owners/managers of three parks. When they start to get antsy, they make plans and move along to new ventures.

I feel like I have missed out I have never found one of these problem managers . A policeman told me once if you ever get pulled over by the police smile and be nice to them they like meeting nice people has it dosen't happen to often and they might be nice to you and give you a nice warning .
