I will make this clear this is government waste & not political waste.

 

Just walking past Manly West public school today as I do regularly as it is the shortest route for Aldi & Woolworths, & Bunnings, Harvery Norman & Bing Lee, trying to be fair for that matter, not to forget a privately own butcher (brilliant). I had a chat with the Roofers throwing the glazed terracotta roof tiles into skip bins on the ground being smashed, so road base at best.

 

We had a long chat about the typical life span of glazed terracotta roof tiles. About 200 years. The roofers clearly stated that there was absolutely nothing wrong with the roof tiles & could see it was an utter waste.

 

There is a contract to replace the roof with metal corrugated roofing every 10 years. A few of the other glazed terracotta buildings' roofs were replaced during the Christmas holiday period.

 

In comparison our block of Units built not too far away faces New Zealand through Sydney North & South head. The school is in a weather protected location.

 

We bought perfectly good 600 second hand roof tiles at $2.20 each a few years ago. Recently collected 800 spares for a case of beer which we have stored in the foundations.

 

I know commercially one can't replace roof tiles for a case of beer, but simply replacing perfectly good roof tiles with at least another 100 years lifespan for cheap corrugated metal (wasn't Colourbond) every 10 years into the future I really think one has to ask questions.

Building code regulates that Sarking not required on tiled roof/s over 22degree pitch.

Recent weather events in Sydney (Last 3 years) has seen rain-water blown by stronger that normal winds blow under tiles causing wet ceilings/damp/mould.

Ipso facto Insurance Companies wrongly denying liability claiming damage is condensation on inside of tiles. Causing average homeowners to replace tiles with steel sheeting with sarking.

A little side story. 

 

We replaced our building's asbestos garage roof (in effect an out house). Had to have all the asbestos removal documentation. Wind particle monitor. None of the workers were wearing any hazardous PPE, not even a face mask.

 

We had had to remove every last item from the garages for the asbestos removal.

 

They were supposed to vacuum up with an asbestos approved vacuum. Never did.

 

When the new garage roof was going on, I ask were is the insulation. Then is no insulation (we wanted insulation for condensation & to quieten the roof for a nearby bedroom).

 

I popped into our Unit, printed off a copy of the quote & handed it up to the roofer. 

 

Ok, stop work! The insulation & mesh to avoid falling through roof 2.5m to floor, turned up the next day & they then finished the roof.

 

One just just gets sick & tied of all the BS.

 Our 1950s building facing New Zealand didn't have any sarking. Strong winds does blow fine droplets of water between the tiles, have felt on my face while in the roof, but because our ceilings are plaster with horse hair, not an issue.

 

We have on 3 of 5 Units retrofitted under roof tiles Aircell, but really mainly from an insulation point of view, which has made a big improvement from summer & winter heat extremes.
