Hi Guys our model tenant of 4 years is moving on so the agent is now looking for a new tenant for our rental. My question is can anyone recommend a landlord insurance company that covered wilful damage and rent default.

If your property manager is any good (but I have never met a good one) they should be able to recommend one.
Or get yourself a decent insurance broker. That is what they do.
I found it better to get wilfall damage insurance . The claim for rent is done in such a way .. + / - pie R squire ., your hardly in front . With good realestate agent ? To keep an eye on rent . Also to kick and replace tenants if they don't pay .. I found full landlord insurance a rip off . Take photos of your property . Including carpet and blinds .

We use Vero. The insurance is tax deductable, so in the long run its all good.
Agents are agents, tenants are tenants.
Even good tenants cost you money sometimes... just make 100% sure your agent takes photos before and after the rental, and on every inspection.... AND sends you copies.
