I don't know your situation Milo but ,if your are receiving payments from the government ,the income from the rent is taken into account as income and may reduce your payments.If the person renting the room claims rent assistance and you haven't been declaring the income,major problems will arise.I think you would need to be very careful of who you let a room to,because of the nasty elements in society.If you could get some one with good references or some one you know can vouch for them you are reducing the risks.It would also be an idea to check with your house and contents insurance company ,to find out you are covered if items are stolen.It can be a risky proposition,but with the right person and checks it could work out well.Just think it over carefully,,,,,,Cheers Peter

I agree with Peter. My son recently took in a male/female boarder. They turned up clean, well dressed and were apparenrlt working.
After a few weeks they were punching each other up, no job, slow paying their board and shoplifting. We had to come back and throw them out - in the process we found out they were into hard drugs (needles) and the 2 of them (in their early 30s) were knocking off a stolen 40oz bottle of booze each day
Had the police on his door step every other day it seemed over various things they were up to.
I had done up a formal boarders agreement and they got 2 weeks advance notice (during which time she tried to have sex with me several times as I had been the one to give them notice to quit)
They went, but we had more visits from police and had to get that sorted out to stop them rocking up in the middle of the night to try to catch these no hopers at home.
They pinched a lot of food and clothing and 3 weeks after moving out, we had our vehicle parked in a shopping centre carpark. She saw it and stabbed all 4 tyres - had to get it towed and off the road for a day getting all the tyre replaced.
Get references, phone them to make sure they are real and put together a boarders agreement (I will PM you ours if you like). If you don't have them as boarders by default they become tenants and harder to get out. Keep in mind you should charge them 2 weeks advance rent and 4 weeks advance as a bond

My son has rented out a room in his house several times, once for a couple of years. Maybe he's a good judge of character, but he's never had a problem, and made lifelong friends.
