No problem AK, take it as it comes but hope for reasonable weather. Bit chilly outside 5c already but heater is on so nice in the den. Just got back from RSL after having a lovely meal with a mate so all's good.

Buddy, pal, mate, the beach is only 50mts at the back of the Den so guess where the twins are already. Sun shining 8.30am "real" time not catch up time and the cold doesn't bother them mate, splashing around and more than likely spend the rest of the day lazing around.
Tha camp has no one around at the moment, they all went for a 50mt walk earlier and haven't come back yet, not sure why though

Biggest decision is, do I sell first to get the money or borrow more money again from myself then pay back when I sell base. I might not like my own interest rates If I buy now I then have to pay storage of the new Den till I sell.
I also need to get to Adelaide to see the van I am very keen on to either buy or rule out as it is factory direct and no agents anywhere. I think it must be made of "Gold" and be a "Star".

you must be able to get a good rate from yourself, if you can't then try a bank. maybe cheaper than your rates.
if your having it built then you must get a finish date, then put the Avan up for sale then pick up your new one, which is the one you are looking at?
Only problem with no agents is repairs under warranty, most vans shops you can get spares but under warranty is another thing, ask them if you can get warranty repairs done in Vic or wherever you are travelling, ask them to provide that in writing as part of the warranty before you sign up to have one built, that is if you decide to got with that van, ours was made in Victoria but now out of business but previous customers of Frank's can always go back to him and have another one built or for repairs but he is no longer making vans as new to others.
It's also a good idea to get a copy of their warranty to have a read BEFORE you order a van, you never have time to read ALL the paperwork when you order a new van, and your heart is thinking for you not your eyes if you know what I mean.

Duel axle would be better INHO easier to two, not as much wobbles, ok you did not tell me the make
