Hi, I have done a bit of research on this, and can safely say there are very few long-term parks in NSW, most are tourist only. I have a feeling there are a few further up the coast....

With regard to staying in caravan parks long term, the reason I believe it is getting harder to find any is because once you reach a certain time staying there ,by law they have to put you onto a tenant lease...There is a few up market places around who do cater for this type of thing but few and far between. ..One of the c/ van parks here will only take x number and when that number is reached, for some one else wanting to stay he has a list with names waiting to get a site. And in saying this he also has rules and regulations one must abide by, one that comes to mind is he wont take any motor homes long term must be a caravan and must be no more than 10 years old...And must not have junk around your site and the list goes on.I could never live in a van park full time for the rest of my life,after doing it now for 13 odd years in different van parks around the country it becomes very not so glam as when one is on holidays and you have your home to go back to.That is why I have a escape to go to The Claytons. !!!! And I can tell you over the past 3 months it is getting used more than ever,my wife used it more than me first up but I recon I use it as much as her now.
Most councils have a limit to the amount of time a van can stay in a park as does the state Government. Most parks stick to the law for several reasons:
The first is if you stay in a park more than 6 or 12 months you can claim permanency, this opens up other problems; 1. once a person becomes permanent it takes a bloody lot of paper work to get rid of them, the least you can do is give 90 days notice to quit. 2. Most caravan parks are licensed for so many permanent and so many casual sites, if a casual becomes permanent with out a DA approved the park owner is in a lot of trouble. As has been said before a lot of parks have gone to permanent cabins for financial reasons. $180 a week all the time is better than $30 a night every now and then. If the park has permanents they don't have to put up with people complaining about prices, amenities and so on.
For those that do still have casual sites arn't we lucky they are not full all the time
