We lucked in to caretaking a waterski park and camping place on 160 hidden acres behind Woodford Qld. Owner wants to figure out if taking on a few semi permanernts is a viable idea ($$ to instal infrastructure etc)
I suggested we look for about $150 a week for powered/watered site where neighbours are very spread out thus assuring privacy. With an agreed minimum agreement of three months. Number of vans capped at 5-6 in two distinct locations.
For example in the pic showing our van below, there might be two others.
I was wondering if folks would want to take a three month rest from travelling, stay in idyllic surroundings only 7 minutes to all shopping, pub etc.
Plus the Woodford Folk Festival in late December, a five minute drive up the road.
I appreciate any feedback. This forum is an awesome resource.
We'd do it; it's how we prefer to do it if we're not working....

price at the woodford showground is $120 so i guess if it is further out of town i would not pay $150.
at this stage would not want to stay 3months. On a week to week basis would suit us better.
Can u get all tv stations, telstra internet n phone?
also will there b showers n toilets.
with a bit of tweeking would b good if this worked.

Agree with Rocket; Too expensive to be out of town - wouldn't sign up for minimum periods over a week - Also would need facilities/laundry, Telstra and WI Fi if possible.

It's a water ski park so I would hope that those people don't go in the "spread out" areas.
I also agree that $150 per week for what is offered a bit on the no go side, sorry.

Yes there is a shower block with loo, and a dump facility is going in if this works out.
Showground can't be compared in my opinion - no trees, lots of neighbours, and you have limits - 7 days then you have to go away for a day is my understanding. The 20 hour free camp is just up the road. When there are events like the show and rodeo all campers have to vacate sometimes weeks in advance.
Also you can't have fires, which we can. Every site will have its own fireplace and plenty of timber to burn

You say you r seeking a fairly steady income base, well woodford showgrounds has had that for years Regardless of limited stay conditions, People just work around that. Last time i was there people had fires. Lots of people walk to town. You just have to look at the numbers of vans at woodford showgrounds, maleny showgrounds, caboolture showgrounds, neureum creek grounds, kilcoy showgrounds, n numerous free camps to find there r plenty of people coming to this area N all these places are between "free and $120 per week". If i had to choose between $150 n $120 i would go for $120 Or less. At times there r over 100 vans at the showgrounds at woodford, they must b doing something right. After a week most travellers r happy to move on But there r some who permanently live in the area who go between free camps n showgrounds who may b interested Though. Good luck. Its a good idea.

My travelling, camping has become restricted for a couple of reasons, mainly health. I live 2 hrs from Woodford & would be willing to pay $150 for a weeks "quiet" bush camping.
A week is the max I can be away.
I know of others in the same situation.
My experience of caravan parks, camping grounds that allow permanent, semi permanents, is they seem to end up with undesirables living there.
Is this camp ground open to the public. If so could you post some details.

For us, showgrounds may be cheaper, but more people makes them less attractive. We'd pay the extra for the space. But that's us - we like our elbow room........... The 7 day limit can also be painful - we've had to pack up our entire camp to go away for a night when we've wanted a longer stay. At other times, we've taken the Triton and the tent, and done the '1 night away' thing that way.

This place is not open to the general public and bookings are required.
We want to vet the caravanners to prevent undesireables, and we will have no more than 5 or 6 "permanents". As I siad we want plenty of space between vans, basically in two areas. There is a laundry.
We want to provide a bit of lifestyle in a quiet bush setting that is still close to town whilst providing civilised facilities like flush toilets, gas hot water in showers, dump facility, unlimited potable water and power to your site.
The idea is for caravanners who are more or less permanent travellers to be able to take a decent break. We will consider the rate although I think you are comparing apples and oranges with showgrounds.
I guess it depends on the type of lifestyle you enjoy whilst vanning around Australia. We have been here 6 months and don't plan on leaving any time soon.
Well behaved pets are ok too.

We would be very interested in a setup like this. We are permanently on the road but like to have a break sometimes and stay in an area for 3-4 months. The price sounds okay to us given all the facilities you mention are available. We are in Tasmania at present, caretaking a privately owned caravan park. We will be here until Feb 2018. We are then heading to the mainland and up to Qld around May/June 2018. Will keep an eye on how things are progressing with this idea. Cheers.

I probably would. Sometimes I just like sitting for a while and not be breakneck on the road. Im on the road full time so in no hurry.
I'm in a park ATM, probably been here around 4 or 5 weeks and I'm starting to get the feeling they'd prefer I go. I'm not sure why - I'm quiet, tidy rig, never complain and am totally respectful of power and water etc. My money is as good as anyone's, but I have the feeling that because I'm on a single rate they feel that they could have it filled by two ppl paying $5 more. However, there is often sites empty anyways, so they're fooling themselves if that's the reason.
Maybe it's because I'm a full time traveller? They may think tourists are out more and not really using their facilities when they're out sightseeing, I've been there and done that so I'm home a bit ATM. Who knows the reasons? Maybe they have council regulations or something?
But, yes, I'd definitely want to stay somewhere I feel more welcome rather than a burden.
